Aufbau provided construction observation and construction management support services towards the development and conversion of the second floor shell space of Paul A. Biane Library at Victoria Gardens into additional programmable space for the Library. Reporting to City’s project manager, Aufbau was engaged in every aspect of the construction management activities. These activities included review of Contractor’s submittals and shop drawings, progress payments, Change Order requests, claims, budget reviews, scheduling for deputy-inspections, and construction schedule.

Construction on the second floor consisted of tenant improvements and creation of specialized programming spaces in 13,500 square feet of space. The new program spaces included an art room, STEM (science, technology, engineering and mathematics) Lab, class room, early learning space and 6,500 square feet of flexible programming space. The project introduced a new stairway and an elevator to connect the second floor of the Library to the ground floor. As part of the project, new heating, ventilation, and air conditioning (HVAC) system was introduced on the Library’s rooftop to accommodate the needs of the added space.
